Madison Realty Capital Originates $278.5 Million Construction Loan for Three Multifamily Projects and Luxury Condominium in Austin, Texas

Portfolio Includes 734 multifamily apartments, 1,264 planned multifamily units, and 117 luxury condominium residences

NEW YORK, June 08, 2021 (GLOBE NEWSWIRE) — Madison Realty Capital, a fully integrated real estate private equity firm focused on debt and equity investment strategies, today announced it has provided a $278.5 million construction loan for a portfolio of four assets located in Austin, Texas to Reger Holdings, LLC, a New York-based real estate investment and development company led by CEO Gordon Reger, a third-generation member of the Reger/Mader family who founded the company.

The portfolio is comprised of two mixed-use multifamily properties and 317 acres of entitled land with plans to develop 1,264 multifamily residential units, known as the EastVillage, located along the Parmer Lane tech corridor in northeast Austin and a luxury condominium in downtown Austin known as The Linden Residences. Reger Holdings contributed significant cash equity for the construction.

The mixed-use residences are comprised of two development sites across 29 acres within the over 400-acre master site planned for the EastVillage. The first EastVillage development will offer 312 luxury apartment units across six garden-style apartment buildings with top-tier amenities, including a fitness center, courtyard, dog grooming station and swimming pool. The second EastVillage development will consist of an additional 422 one-, two- and three-bedroom apartment units with state-of-the-art finishes, fitness center, game room, yoga studio, and 143,000 square feet of commercial space. Future phases of development for EastVillage involve 317 acres of land approved for 1,264 multifamily units, 240 hotel keys and over one million square feet of commercial space. The EastVillage is adjacent to Samsung’s Semiconductor chipmaking plant, one of Austin’s largest employers, which recently announced plans to expand with a $17 billion chipmaking facility.

Located at 313 West 17th Street in downtown Austin near the State Capital and the University of Texas at Austin, The Linden Residences is a 28-story luxury condominium project that will offer 117 one- to three-bedroom units, 5,196 square feet of ground floor retail and 251 parking spaces. The amenity rich units have been substantially sold to date.

COVID-19: OVER 20,000 PEOPLE VACCINATED IN BIÉ

Cuito – At least 20,198 people have already received the second dose of the vaccine against Covid-19 in Bié province, corresponding to 89.8 percent of the coverage rate.

The process started on 24 April.

The municipalities of Andulo, Nhârea, Catabola, Cunhinga, Chinguar, Chitembo and Camacupa each received 500 doses.

In Cuemba municipality, due to the complexity of access (road), the administration of the second dose is scheduled for the 10th July.

In the first phase, 27,710 citizens were vaccinated.

According to the provincial health director, João Campos, the campaign is running without any constraints, calling on citizens to take the second dose.

Bié province has 1.7 million inhabitants.

To date, it has a cumulative total of 318 confirmed cases, of which 306 have been recovered, seven active and five deaths.

COVID-19: ANGOLA REPORTS 150 NEW INFECTIONS, 3 DEATHS, 39 RECOVERIES

Luanda – The health authorities on Tuesday announced the registration of 150 new infections, 3 deaths and the recovery of 39 patients.

Among the new cases, according to the daily report, 105 were diagnosed in Luanda, 26 in Huambo, 8 in Huila, 4 in Zaire, 3 in Cuando Cubango, 2 in Benguela, 1 in Malanje and 1 in Uige.

The list of new cases, whose ages range from one month to 97 years, included 75 men and the same number of women.

Of those recovered, 16 live in Zaire, 13 in Luanda, 8 in Huambo and 2 in Benguela.

Two deaths were registered in Huambo and one in Luanda.

The laboratories processed 2,714 samples.

The general table shows 36,004 positive cases, with 803 deaths, 29,368 recovered and 5,833 active. Of the active cases, 10 are critical, 27 serious, 151 moderate, 15 light and 3.630 asymptomatic.

2021 Mass Shootings

In the decade beginning in 2010, an average of 5.5 mass shootings occurred each year in the United States.

During 2020, when much of the country was under coronavirus lockdowns, the number of mass shootings sharply declined, with only two recorded during the year.

Now that coronavirus restrictions are lifting across the country, mass shootings are again on the rise. The Violence Project’s database has yet to include shootings from 2021, though media reports have chronicled several shootings for the year.

Mass shootings are defined by the Congressional Research Service as having four or more victims, not including the shooter, and taking place, at least in part, in a public location. Excluded from the count are murders attributable to any other underlying criminal activity, such as gang violence or armed robbery, as well as domestic violence.

James Densley, a professor of criminal justice at Metropolitan State University in St. Paul, Minnesota, and co-creator of The Violence Project’s database, said mass shooters “often target people and places that are somehow representative or symbolic of their grievances.”

In March, two mass shootings a week apart in Georgia and Colorado were part of a growing number of such attacks carried out at retail establishments.

The March 16 shooting at Atlanta-area beauty spas raised concerns of violence against Asian Americans, as well as gender-based violence. Six of the eight victims were Asian American women.

According to media reports following the Atlanta-area attacks, the shooter appeared to have many traits that are commonly shared by other mass shooters as shown in data collected by The Violence Project — including the means to carry out an attack, having suicidal thoughts and having an identifiable crisis point. Media reports said the 21-year-old suspect had recently been kicked out of his parents’ house.

The shooting in Boulder, Colorado, on March 22 took place at a grocery store. Ten people were killed, including a responding police officer. A motive for the shooting, allegedly carried out by a 21-year-old man, is still not clear.

Three other mass shootings in spring 2021 took place at workplace locations. On March 31, four people, including a 9-year-old boy, were killed at an Orange, California, business complex. Police said the 44-year-old suspect knew his victims, having a “business and personal relationship” with them.

On April 15, eight people were killed at a FedEx facility in Indianapolis, Indiana. The suspected shooter, a 19-year-old former employee at the facility, was found dead of an apparent self-inflicted gunshot wound at the crime scene. Police have not released information about a possible motive for the shooting.

On May 26, nine people were killed at a rail yard maintenance and dispatch center in San Jose, California. The suspected shooter, 57, worked at the company. He also was found dead of an apparent self-inflicted gunshot wound at the scene.
